consu t'ng encj'neers d'vers'f'ed ' <br /> p.o. box j. osseo, minnesota 553¢9 u (612) 425-2181 <br /> <br />civil <br />municipal <br />planning <br />environmental <br />land surveying <br />geolechnics <br /> <br />March 6, 1980 <br /> <br />Honorable Mayor & City Council <br />City of R~msey <br />15153 Nowthen Boulevard N.W. <br />Anoka, Minnesota 55303 <br /> <br />Re' Meadowbrook Estates <br /> Revised Preliminary Plat <br /> <br />Gentlemen: <br /> <br />Since our letter of January 3t, 1980, on the above referenced plat, we have <br />reviewed the revised preliminary plat, grading plan, drainage calculations <br />and street plans. <br /> <br />The preliminary plat has been revised to show temporary cul-de-sacs on the <br />ends of 172nd Avenue N.W. and 174th Avenue N.W. and the pedestrian easement <br />to the park has been moved to the west side of Lot 6, Block 2. <br /> <br />In review of the grading plan and drainage calculations, we find that the pro- <br />posed ditches and culverts will be adequate to handle the projected runoff. <br />However, we would recommend that the culverts be lengthened to accommodate a <br />30 foot turning radius at street intersections. <br /> <br />In review of the street plans we would recommend that a vertical curve on 174th <br />Avenue N.W., 30 foot radii at 'street intersections, centerline elevations, <br />culvert inverts and the temporary cul-de-sacs be added to the plans. Also con- <br />struction specifications for the streets have not been submitted. <br /> <br />We would recommend preliminary plat approval with the following contingencies: <br /> <br />1. All items discussed in this letter are corrected. <br /> <br />The park dedication issue be resolved. -The planning commission indicated <br />if the City Council decides to accept the park dedication as shown on the <br />plat, a scenic easement following the 880 contour on the south side of <br />Trott Brook should be granted to the City. We would also recommend that <br />the pedestrian easement on the west side of Lot 6, Block 2 be dedicated <br />as park land. <br /> <br />keith caswell jr. ~J darrell schneider ¢~ richard sha <br /> <br /> <br />
