The proposed subdivision would result in three parcels all'over 5 acres in size <br /> and over 300 feet in width, as required for a building permit. <br /> <br />All the proposed parcels would abut and have direct access to Jarvis Street N.W. <br />The volume of traffic on Jarvis Street is low and direct access to the three <br />parcels should not cause any problems. <br /> <br />o <br /> <br />The property being subdivided lies between 161st Avenue N.W. and 163rd Avenue N.W. <br />and would not provide any access to the east.' The city may want to request an <br />easement dedication for a future street to the east. <br /> <br />4. A portion of parcel A lies w'ithin floodway fringe area as designated by the United <br /> State Geological Survey. <br /> <br />Any future buildings shOuld"be constructed':aboVe.the flood'elevations. <br /> <br />o <br /> <br />The city may elect to grant a variance to the procedureS in Subdivision Ordinance <br />No. 75-5.
