Engerprises~ Inc. want to sell <br />-their place of business (_14140 Azurite Street N~W,) to Dickenson <br />who will use the facilities for bus sales. The present zoning <br />for the above site is I-l, however, o~r Ordinance has .vehicle <br />sales in B-1 zoning. Some zoning Ordinance will accommodate <br />an upgraded use (.such as a vehicle sale) into a lower zoning <br />use, however, our Ordinance does not provide for this. Now, <br />there are good reasons not to provide for the above in your <br />ordinance (such as in Ramsey's case now) and there are ~ery <br />good reasons to provide for it. It is c%~nbersome to handle <br />when your Ordinance doesn't provide for the above, <br /> <br />Problem: Dickenson technically needs a conditional use permit <br />to operate a bus sales if he bRy's the ¥os~Way Enterprise facility, <br />Now, I don't think it was the intent of the City to be that <br />restrictive in their zoning as what you have here is an mpgraded <br />proposed use wanting to rise a facility with a lower zoning use, <br /> <br />The following is submitted for your information on this case: <br /> <br />a) Enclosure (_D3-m) contains the permitted uses for B-~I and I-1 <br />zoning. You will note that your I-2 zoning does not permit sales. <br />It would seem to me that this type of business (bus sales) would <br />really best fit in I-1 in Ramsey's case, However, I think light <br />industrial zoning classification would be the type of zoning for <br />this use. <br /> <br />b) Enclosure (_D3-n) contains a sketch plan showing Dickenson's <br />proposed rise. <br /> <br />c) Enclosure (DJ-o) contains a proposed site use agreement be- <br />tween the City of Ramsey and Dickenson, <br /> <br /> Council Action: Council action on this case' will be to deter~ <br /> mine zoning problem as this is. a policy decision. If you permit <br /> Dickenson at this meeting to have his bus sales at the'above <br /> proposed location you will haye to approve the site plan agree- <br /> ment. Further, Dickenson should provide~a site plan showing <br /> everything so we have something concrete to tie to the agreement, <br /> <br />· ~In_the future if he wants to add to it~he will have to come to <br /> the City Council to amend the agreement[ - <br /> <br /> <br />
