and constructed that it is not unsightly, undesir- <br /> able or obnoxious in' appearance and that it will <br /> not hinder the orderly and harmonious development <br /> of the city and the use district wherein proposed; <br /> c. That the use will not be substantially injurious <br /> to the permitted uses nor unduly restrict the enjoy- <br /> ment of other property in the immediate vicinity <br /> nor substantially diminish and impair property <br /> values within the area; <br /> d. That the establishment of the use will not impede <br /> the orderly and normal development and improvement <br /> of the surrounding property for uses permitted in <br /> the zoning district; <br /> e. That adequate water supply and sewage disposal <br /> facilities are provided and in accordance with <br /> applicable standards; <br /> f. That adequate access roads, on-site parking, on-site <br /> loading and unloading berths and drainage have been <br /> or will be provided; <br /> g. That adequate measures have been taken to provide <br /> ingress and egress so designed a~ to minimize traffic <br /> congestion on public roads; <br />b. That the use will conform to all applicable regUla- <br /> tions of the district wherein'proposed. <br /> <br />170. 016F PERFORIMANCE STANDARDS <br /> <br />All conditional uses shall comply with the requirements of this section. <br />In order to determine whether a proposed use will conform to the require- <br />ments of this ordinance, the city council may obtain a qualified consult- <br />ant to testily, whose cost for services shall be borne by the' applicant. <br /> <br /> 1- Fire Protection: Fire prevention and fighting equipment <br />acceptable to the Board of Fire Underwriters shall be readily available <br />when any activity involving the handling or storage of flammable or <br />explosive materials is carried on. <br /> <br /> 2. Electrical Disturbance: No activity shall cause electri- <br />cai disturbance adversely a£fecting radio or other equipment in the <br />vicinity. <br /> <br /> 3. Noise: Noise which is determined to be objectionable <br />because of volume, frequency, or beat shall be muffled or otherwise <br />control]ed, except fire sirens and related apparatus.used solely for <br />public purposes shall be exempt from this requirement. <br /> <br /> 4, Vibrations: Vibrations detectable without instruments <br />on neighboring property in any district shall be prohibited. <br /> <br /> 5. Odors: No ma±odorous gas or matter shall be permitted <br />which is discernible on any adjoining lot or property; ' <br /> <br /> 6. Air Pollution: No pollution of air by flyash, dust, <br />smoke, vapors or other substance shall be permitted which is harmful <br />to health, animals, vegetation or other property. , <br /> <br /> <br />
