Also drainage calculations
for determining drainage structure sizes and ponding requirements have
not been completed;

In discussing the signalization of Armstrong Blvd. with MN/DOT, they
indicated that it may not be done for five years unless accidents or
increased traffic warranted it. Cost of signals is apportioned between
governments based on entering legs. The City would be responsible for
the leg created by the development of Alpaca Estates. Therefore, the
City may wish to require the develope~ to escrow funds for the future
signalization of Armstrong Blvd.

e

The lot sizes within the Mississippi River Corridor Critical Area have
not been determined. Presently the City Code requires a minimum lot
size of 2½ acres for both residential and commercial development in this
area. However, the City is considering reducing the commercial lot size
to one acre. Both the 2½ and one acre lot sizes are inconsistent with
the five acre minimum required by the Critical Area Interim Development
Regulations.

4. The preliminary construction plans have not been revised to reflect changes

keith caswell jr. ~ darrell schneider ~ richard sha
