BROOKFIELD LAND, LLC <br /> September 28, 2016 <br /> City of Ramsey <br /> 7550 Sunwood Drive NW <br /> Ramsey, MN 55303 <br /> Attn: Chris Anderson <br /> RE: Brookfield Eighth Addition, preliminary plat <br /> Dear Chris, <br /> In response to the letter from Eric Maass on September 14th, and per our meeting with City staff last <br /> week, I'd like to expand on our response to the variances requested for the preliminary plat. <br /> The subdivision code has been recently updated to help achieve a minimum "useable" back yard area. <br /> The code was completed with good intentions, but we have found that it does not account for the depth of <br /> the house. <br /> To meet the code <br /> Example: Using a typical building pad per the majority of the lots in the Brookfield 8th plans (using a 25' <br /> front setback), the area of the useable back yard within the 100' depth requirement will be 1,500 square <br /> feet. Keep in mind that additional useable back yard space will cover the wetland setback area. We also <br /> show the result using a 55' deep house which creates 1,200 square feet of useable back yard space. <br /> See Exhibit A. <br /> Our approach <br /> In order to match the same useable back yard area, our approach was to require a house plan with less <br /> depth on Lots 3 and 4 Block 1. Using our Creek View two story plan (Exhibit B) which is a very popular <br /> house plan, the useable back yard space will be 1,573 square feet for Lot 3 and 1,506 square feet for Lot <br /> 4. See Exhibit C. Both proposed houses will have the space to build a nice deck, and this house plan <br /> allows the same (or potentially a larger) back yard space as the code compliant example above. <br /> In order to ensure that the proper house plan is built on these two lots, we propose to record this <br /> restriction against the property. This can be included in the developer agreement and on the plans as <br /> well. <br /> These two lots will be in high demand by the end buyer, and given the useable space in the back yards in <br /> addition to the ability to build decks, we believe that using a variance is a good approach to approving this <br /> plan. <br /> We are happy to discuss this further.
