The existing home would <br /> remain on Lot 2 while Lots 1 & 3 would be new,buildable lots. We offer the following comments <br /> for discussion or that necessitate alterations in the plans regarding the submitted Sketch Plan: <br /> 1. As proposed,Lot 1, Block I would require a variance from Lot Depth standards as it would <br /> be deficient from having a 60 foot width for a depth of 100 feet that would be unencumbered <br /> by wetlands, wetland setback, or other unbuildable area. <br /> 2. As proposed, an existing stormwater pond would need to be relocated so that a driveway <br /> could be constructed where the stormwater pond currently exists. It may be possible for <br /> the proposed home pad to be flipped so that the driveway would avoid the existing <br /> stormwater pond. If relocated, depending on where the stormwater pond is situated, it may <br /> cause Lot 2 and/or Lot 3 to become deficient in the lot depth standard. <br /> 3. It appears that each of the proposed lots meets the minimum lot size; however, this <br /> information must be included on the submittal for verification. <br /> 4. The names)and address(es)of the owner and subdivider of the land are missing and must <br /> be added. <br /> 5. Total acreage and square feet ofproject area are missing and must be added. <br /> 6. Calculation showing both gross acreage and net acreage. Net acreage is calculated by <br /> subtracting wetlands and rights of way from the gross acreage. <br /> 7. Name of existing street is missing and must be added. <br /> 8. Need to state type, number of dwelling units, and approximate net density(excluding major <br /> road rights-of-way and wetlands). <br />
