This <br /> is not an official application at this time,but does include several unique policies. <br /> 1. Comprehensive Plan Amendment(subsequently a Zoning Amendment) <br /> 2. Use of Planned Unit Development District <br /> 1. Lot Sizes <br /> 2. Setbacks <br /> 3. Mandatory Environmental Review <br /> Notification: <br /> Notification is not required at this time,but will occur with future steps. <br /> Observations/Alternatives: <br /> As this is a conceptual plan at this point, Staff has not prepared a full report. Staff will prepare a more detailed <br /> presentation at the meeting. Staff is forwarding at this stage to introduce the concept early, especially in light of <br /> mandatory environmental review required bt State Law.The Developer desires initial feedback on the concept <br /> before starting the official review process. The entire review process (City, State,Watershed, etc.)will likely mean <br /> a construction start date of approximately July. <br /> Funding Source: <br /> This case is being handled as part of normal staff duties. <br /> Recommendation: <br /> No recommendation at this point. <br /> Action: <br /> No action requested/recommended.
