Regular Planning Commission <br /> Meeting Date: 01/05/2017 <br /> Submitted For: Tim Gladhill, Community Development <br /> By: Eric Maass, Community Development <br /> Information <br /> Title: <br /> PUBLIC HEARING: Consider Request for Zoning Amendment for Woodlands 4th Addition(Project No. 16-102); <br /> Case of Lennar Corporation <br /> Purpose/Background: <br /> Lennar Corporation(the "Applicant")has applied for Zoning Amendment from R-1 Residential (Rural Developing) <br /> to R-I Residential(MUSA)for property related to Woodlands 4th Addition. <br /> Notification: <br /> City Staff attempted to notify all property owners within 700 feet of the Subject Property of the request via U.S. <br /> mail and published a notice of public hearing in the Anoka Union Herald,the City's official newspaper. <br /> Observations/Alternatives: <br /> In conjunction with the Woodlands 4th Addition,the Applicant has proposed a Zoning Amendment to change the <br /> zoning on the property from R-1 Residential (Rural Developing)to R-1 Residential (MUSA). The proposed zoning <br /> designation is in keeping with the change in land use from Rural Developing to Low Density Residential which was <br /> previously recommended for approval by the Planning Commission. Staff is supportive of the proposed zoning <br /> amendment. <br /> Alternative 1. Recommend approval of the Zoning Amendment for Woodlands 4th Addition. The Plat was <br /> reviewed based on R-1 Residential (MUSA) standards and a Comprehensive Plan Amendment has already been <br /> approved by City Council, contingent upon approval by the Metropolitan Council. The Zoning Amendment would <br /> align the zoning with the Future Land Use Map. Staff supports alternative 1. <br /> Alternative 2. Recommend denial of the Zoning Amendment for Woodlands 4th Addition. Staff does not support <br /> this alternative as it would be in conflict with a previous approval for a Comprehensive Plan Amendment for this <br /> same project. <br /> Funding Source: <br /> All costs associated with this request are the responsibility of the Applicant. <br /> Recommendation: <br /> Staff Recommends Approval of Ordinance #17-02: Rezoning the Subject Property from R-1 Residential (Rural <br /> Developing)to R-I Residential (MUSA). <br /> Action: <br /> Motion to recommend City Council adopt Ordinance 417-02 approving a Zoning Amendment for the Subject <br /> Property from R-1 Residential (Rural Developing)to R-1 Residential (MUSA). <br /> Attachments <br />
