a) Enclosure (.D2-f) contains Council minutes dated April 8, <br />2980 which contains your comments on Alpaca Estates proposed <br />preliminary plat. However, at that time you did lay out some <br />th~ngs for the developer to get accomplished prior to grant-. <br />ing preliminary plat approval. Here are some of the things <br />1 understood would be accomplished. <br /> <br /> 1) The plat would not include any~land area within the <br /> Critical Area designation because the City!s proposed <br /> Critical Areas Ordinance has not been· approved by the <br /> ,'~/~ Metro Council due to zoning difference ~l°t sizes) <br />~, 2) Signal height - escrowing of lots to Dover Alpaca <br />~/Q~% Estates proportionate share of this cost.~ TheY were <br />~ to work this out with the City Attorney in contract and <br />~ bring it back to Council for approval, <br /> <br /> /~ 3) Llama Street - Enclosure ~D2~f) does not reflect the <br /> discussion about Llama but ~here was considerable dis~ <br /> ~ cussion about this street-as ·to whether it should be im-~ <br /> ~proved/not improved at the time the plat is developed, <br /> '~'/ It was the concensus of the Council that it need not be <br /> ~'~/improved but the develope~ would have escrow land or <br /> money for it so that it could be built when the City <br /> decided it should be done, Consequently, theywere to <br /> work out a land escrowing which would be'part of the <br /> above contract stated in paragraph ~2) above~ <br /> <br /> It should be noted ~n Exh~bmt "A" o osed fmnal 1 <br /> ' ' ' [pr p ' '. .p at) that <br /> they (developer) ~ave. dele~ed a portion of that part of the' <br /> plat which would pertain to Llama Street, <br /> <br /> Summary: In view of the fact that Council stated they would <br /> ~prove of a plat which contained'land outside of the' <br /> Critical Area and this proposed final plat [please refer to <br /> Exhibit "A") does just the opposite, Secondly~ I haven,t any <br /> proposed contract on the escrowing of land fer signalization <br /> as requested by Council. <br /> <br />In view of all of the above the City Engineer has not submitted <br />a report because Alpaca doesn't have preliminary approval and <br />they're requesting final approval.
