Norman, City Administrator <br /> <br />From: Sean Sullivan, TIF Specialist ~,5 <br /> <br />Subject: Sewer and Water Western Extension Feasibility Study <br /> <br />This analysis was prepared to assist the City of Ramsey in evaluating the feasibility of <br />constructing City Sewer and Water services to the west border of the city. Various <br />landowners have expressed interest in expediting development upon the completion of <br />sewer and water services to the western border of Ramsey. Certain types of development <br />strategies were used based on approval and/or guidance by the individual landowners and <br />developers. 'This study compares the cost of construction against the revenues generated <br />by prospective development along the Highway 10 Corridor. <br /> <br />Extension Costs ' <br /> <br />The estimated cost of constructing City Sewer and Water trunk services from Ramsey <br />Boulevard to the western border of Ramsey along the Highway 10 corridor is $6,386,700. <br />This estimate was made by City engineering staff based on the Sanitary Sewer <br />comprehensive plan and has been adjusted to accommodate increased use. (See Attached) <br /> <br />Revenue Generated <br /> <br />Users of the newly provided service will generate s'ignificant revenue. Usage rates for <br />Townhouses are based on 15,000 gallons per quarter of both Sewer and Water services. <br />C/I usage rates are 1000 gallons per day per acre and are within the Sanitary Sewer <br />Comprehensive plan estimated rates. Based on these assumptions, the new development <br />on the western extension would generate $742,372 of revenue per year (See Table Next <br />Page) <br /> <br /> <br />
