9-21-2000

Dennis Peck Townhouses (Northfork)

Background:

The City of Ramsey is entertaining the thought of providing City Sewer and Water
Services to the west-end of the city. The property is located inside the boundary of
the golf course. Dennis Peck is envisioning 3-bedroom Townhouses between
1600-2000 square feet being built on a 33 acre parcel (19-32-25-41-0004) owned
by Northfork, Inc. Mr. Peck queried about a possible group septic system to serve
the site temporarily until City Sewer and Water Services were available

Assumptions:

150, 3 bedroom units would be built on a 33-acre parcel. There will be (50)
$180,000 units, (50) $220,000 units and (50) $260,000 units spaced with low to
medium density. Construction of these townhouses would commence shortly after
construction of Sewer and Water service to the area or if there was a working plan
to provide it in the near future. Townhouse usage rates are based on 15,000
gallons per quarter for Sanitary Sewer and Water.

Sewer and Water Revenue based on assumptions:

Service Fee per Quarter Fee Per year
Sanitary Sewer (TH) $ 8,540 $ 34,160
Water (TH) $ 3,128 $ 12,512
Yearly TOTAL $ 46,672

Tax Revenue based on assumptions:

Revenue Source
Tax Revenue

Rate
24.115% per year

Yearly Revenue
$I00,306.00

Total $100,306.00
