CASE #1

RECOMMEND PARK DEDICATION FOR THE VALLEY VIEW SUBDIVISION
By: Mark Boos, Parks/Utilities Supervisor

Background:

On April 4, 2000, the Planning Commission approved the preliminary plat for the Valley View
subdivision, consisting of 4 lots on 40 acres. The plat's configuration and site location map are
contained in the attached Planning Commission sketch plan case.

Observations:

The Commission's Park and Trail Plan does not propose any land dedication affecting this
parcel. However, there is a lot at the southwest comer of the intersection of 176th Lane and
Vanadium Street designated as a park. This was purchased a number of years ago as a tax
forfeited property. Staff is not recommending any land dedication as part of this subdivision.

Commission Action:

Motion to recommend park dedication be satisfied by a cash contribution of $1,200 per lot for
the three new lots created, as well as $300 per new lot trail fee.

Reviewed by:

Parks/Utilities Supervisor
Community Development Assistant

Copies also distributed to:

Director of Public Works
City Engineer

G.'luserslCity Shared FilelPARKSI2OOOICaseslparkdedvalleyviewsub. doc 04/07/00
