CASE # <br /> <br />RECOMMEND PARK DEDICATION FOR THE ANOKA COUNTY COMMUNITY <br />ACTION PROGRAM (ACCAP) TOWNHOME PLAT <br /> By: Mark Boos, Parks/Utilities Supervisor <br /> <br />Background: <br /> <br />Attached for your review is the Planning Commission case that will have been acted upon earlier <br />in the week. As the information details, the County is proposing a tot-lot as part of the ACCAP <br />townhome project..This will be a privately owned and operated playground dedicated for use by <br />the occupants of the 30 rental units. <br /> <br />Observation: <br /> <br />There are no parklands proposed on the Park and Trail Plan map that relate to this 11.3 acre site. <br />The trail along Sunwood Drive is now complete with the sidewalk constructed as part of the <br />Trunk Highway #47 and Sunwood Drive project. Staff recommends-the following: <br /> <br />1. The Park and Recreation Commission approve upon the tot-lot to ensure its suitable in size to <br /> serve to townhomes. <br />2. The development agreement specify the tot-lot as continued to be operated by ACCAP. <br />3. The site plan identify a trail route over the ACCAP property parallel to Trunk Highway #47 <br /> and at such time it may be constructed, that an easement be dedicated at no cost to the City. <br />4. That cash satisfy Park Dedication for the 30 units equating to $36,000. <br />5. That the trail fee be satisfied by a cash payment of $9,000. <br />6.
