The revised plan proposes Barium Street nmning south into the plat and continuing west to <br />Dysprosium Street, which then feeds into County Road # I 16. Barium Street would be the only <br />through street in the development. Argon Street is proposed to be tamed into a cul-de-sac <br />running south from the Flintwood Hills Development. All other streets in the plat are proposed <br />to be private streets. <br /> <br />The City Code requires a site plan review for the apartments; no site plan review'is required for <br />detached townhomes and twinhomes. However, the City recaptures the oppommity to review <br />development aspects relating to the townhomes and twinhomes such as architectural standards, <br />off-street parking, structure setbacks, landscaping, etc., as part of the rezoning process. <br /> <br />Recommendation: <br /> <br />City Staff recommends preliminary plat approval contingent upon compliance with the city staff <br />review letter dated March 15, 2000. <br /> <br />Commission Action: <br /> <br />Motion to recommend that City Council grant preliminary plat approval to Mallard Ponds <br />contingent upon compliance with the City Staff review letter dated March 15, 2000, <br /> <br />PC: 03/20/00 <br /> <br /> <br />
