Page 2 <br />April 4, 2000 <br />Valley View Sketch Plan <br /> <br />Mr. Johnson recently sold his home on what is shown as Lot 4 and built a new home on what is <br />proposed as Lot 1. <br /> <br />The wetlands have been delineated as drainage and utility easements as requested by the City <br />Engineer. Each lot will be served by on-site sewer and water facilities. <br /> <br />The Fire Chief reviewed the proposed plat and advised that the level of public service will depend <br />on how well the property owners maintain their extra long driveways. <br /> <br />The Park Commission will review the plat for park dedication requirements at their regular meeting <br />in April. It is anticipated that park dedication will consist of a cash payment for the new home on <br />Lot 1 and the two (2) new lots being created (2 and 3). The home on Lot 4 is exempt from park, <br />trail, and stormwater management fees. <br /> <br />The application has been foi'warded to Anoka County Highway Department for review. In verbal <br />conversation with County Staff, we know that at a minimum they will be requesting an additional <br />27-feet of right-of-way along County Road #63 (Green Valley Road) and the dedication of right of <br />access to the County,. except for the existing driveway. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the Preliminary Plat contingent upon receiving a variance to lot <br />size and width requirements. <br /> <br />Commission Action: <br /> <br />Motion to: Approve/deny the Preliminary Plat for Valley View, contingent upon compliance with <br />City Staff Review Letter dated March 30, 2000. <br /> <br />Reviewed by: <br /> <br />Community Development Director, Sylvia Frolik <br />City Planner, Anita Rasmussen <br /> <br />PC: 4/04/00 <br /> <br /> <br />
