Case <br /> <br /> REQUEST TO AMEND CONDITIONAL USE PERMIT <br />TO EXPAND MANUFACTURING FACILITY: CASE OF CANVAS CRAFT <br />By: Megan Barnett, Community Development Assistant <br /> <br />Background: <br /> <br />Steve Franta is asking to expand the manufacturing portion of his business which is retail <br />sales of canvas boat covers, portable fishouses, and related items. The site is located at <br />7815 Riverdale Drive, generally located South of State Highway #10 and East of <br />Armstrong Blvd. (County Road 83). <br /> <br />The applicant received a Conditional Use Permit in 1992 for, the manufacturing portion of <br />the facility. The Conditional Use Permit that was issued on March 24,1992 stated any <br />expansion or enlargement of the manufacturing operation requires the applicant to obtain <br />a new Conditional Use Permit. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br /> <br />Site Location Map <br />Site Plan <br />Site Pictures <br />Letter from Steve Franta Re: Expansion Application <br />Proposed Findings of Fact <br />Proposed Conditional Use Permit <br /> <br />Notifications: <br /> <br />State law requires notification to properties within 350 feet of the boundaries of the <br />subject property. <br /> <br />Observations: <br /> <br />Subsequent to the issuance of a Conditional Use Permit on March 24, 1992 the demand <br />for canvas boat covers, fishouses and other related items has greatly increased. The <br />applicant is asking for an. expansion of his existing building to provide more <br />manufacturing and warehousing area to adequately serve the increase in customers. <br /> <br />The applicant has submitted a site plan for the proposed 2,520 square foot <br />manufacturing/warehouse addition. The existing manufacturing/warehouse area is 3,472 <br />square feet in size. The Planning Commission will also review the proposed site plan <br />during the May meeting. The proposed addition will match the existing building and <br />comply with all related City Codes. <br /> <br /> <br />
