CASE # <br /> <br /> REQUEST FOR SITE PLAN REVIEW; CASE OF RAMSEY <br /> TOWNE SQUARE <br /> By: City Planner, Anita Rasmussen <br />Background: <br /> <br />North Lake Properties has submitted a site plan for the development of a 17,815 square <br />foot retail business center with a potential food shop with drive-through lane. The parcel <br />is generally located in the area along T.H. #47 between the existing Children's World <br />Daycare center and the Super America gas station. The following items are enclosed for <br />your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated April 27 2000 <br /> <br />Notification: <br /> <br />Site Plans are not required to be subjected to public hearings. However, a copy of the <br />case was sent to Children's World and Super America, the adjacent properties to the <br />north and south, for their information purposes. <br /> <br />Observations: <br />The plan proposes to construct one 17,815 square foot retail building, which could <br />accommodate nine businesses. This property is zoned B-i Business and is guided by the <br />Draft Comprehensive Plan for retail and commercial. <br /> <br />The total site size is approximately 2.7 acres (117,420 square feet). Lot coverage is <br />restricted to 35% (41,097square feet). The building constitutes about 15% (17,815 square <br />feet) lot coverage. There is 41,884 square feet (35%) of green space coverage. The <br />proposed structure location complies with all setback requirements. <br /> <br />The project is proposed to be served by sanitary sewer and municipal water. <br /> <br />City Code specifies that exterior wall finishes shall consist of natural or prefabricated <br />brick or stone or pre-cast concrete panels or some other material approved by City <br />Council. The building exteriors are proposed to be a combination of rock face concrete <br />block, face brick, stucco and with precast concrete stone ledges, which is in accordance <br />with City Code. The waste receptacles are proposed to be stored in an enclosure of brick <br />and rock faced masonry units also. Code requires that the trash be completely enclosed, <br />which would require gates in the proposed enclosures. <br /> <br />In accordance with City Code, all driveways and off-street parking and maneuvering <br />areas are proposed to be surfaced with bituminous pavement and finished with B-612 <br />concrete curbing. Code requires a minimum of 89 parking spaces for the facility; 89 are <br />proposed. <br /> <br />Current policy requires a minimum spacing of 35 feet for trees along all street frontages. <br />This boulevard treatment should be considered for the side and rear streets as well. The <br /> <br /> <br />
