CASE # <br /> <br /> REQUEST FOR SITE PLAN REVIEW <br /> CASE OF CITY WIDE DOOR COMPANY <br />By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review from City Wide Door <br />Company. The plan proposes to construct a storage and showroom addition onto an <br />existing building. The site is located at 6845 State Highway #10. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site Plan <br />City Staff Review Letter dated July 28, 2000 <br /> <br />Notification: <br /> <br />Site Plans are not required to be subject to a public hearing. <br /> <br />Observations: <br /> <br />City Wide Door Company is proposing a 7,200 square foot addition onto an existing <br />building in the Highway Business District. The addition would consist of a 2,250 square <br />foot showroom and a 4,950 square foot storage addition. The proposed addition and <br />existing building complies with the 35% building coverage restriction and all setback <br />requirements. The exterior finish on the building is proposed to consist of a beige <br />rockface concrete block and facebrick to match the existing building. <br /> <br />In accordance with City Code, a sufficient number of off-street parking spaces are <br />provided. All thirty-nine (39) spaces and bituminous pavement areas will be paved and <br />need to be finished with B-6\12 concrete curbing. <br /> <br />The landscape plan is generally acceptable. The Parks Supervisor has requested that <br />some landscaping be included along the north and east property line. <br /> <br />The submittal is deficient of exterior lighting specifications and it should be noted on the <br />site plan if the applicant plans on adding any more exterior lighting fixtures. <br /> <br />A temporary modular structure is located on the property and is being used by RV <br />Wholesalers (a tenant of City Wide Door Co.). The modular structure is not a legal <br />permitted structure and has not received the necessary permits from the City for <br />temporary use. The applicant and RV Wholesale will be notified that the temporary <br />structure will need to be removed from the property. <br /> <br /> <br />
