CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW OF M&G LEASING; <br />CASE OF MILTON GLASS <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review from M&G Leasing. The site <br />plan is proposing to construct a 7,800 square foot office and trailer sales showroom facility. The <br />area is generally located on the north side of State Highway #10, west of Ramsey Blvd. and east <br />of Armstrong Blvd. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site Plan <br />City Staff review letter dated July 28, 2000 <br /> <br />Notification: <br /> <br />Site plans are not required to be subject to a public heating. <br /> <br />Observations: <br /> <br />The site is zoned B-3 Highway Business, office and showroom facilities are permitted in the <br />Highway Business district. The size of the building is 7,800 square feet, which includes a 6,000 <br />square foot trailer retail showroom area and a 1,800 square foot office facility. <br /> <br />The structure meets all Highway Business setback requirements and is in compliance with the <br />35% lot coverage restriction. The site plan proposes to have two (2) access points from State <br />Highway #10. The City Engineer is requesting that the access plan be revisited to possibly <br />provide only one (1) access. The site plan has been forwarded to MnDot for their review and <br />comments. All driveways and off-street parking areas will be paved and finished with B-6/12 <br />curbing. <br /> <br />The exterior building materials are proposed to consist of metal or vinyl siding along with 12" <br />concrete block and 12" decorative block. Staff is recommending that the concrete block be <br />integrally treated with color instead of painted concrete. The proposed siding deviates from the <br />Highway Business architectural standards and will need City Council approval. <br /> <br /> <br />
