2. A zoning certiflcate must be obtained within sixty (60) <br />days after notification to the zoning officer by the owner of any <br />non-conforming'use as evidence that the use lawfully existed prior to <br />the adoption of the provision which made the use ~on-conforming. <br /> <br /> 3. Any non-conforming structure damaged by fire, flood, <br />explosion, or other casualty may be reconstructed and used as before <br />if such reconstruction is performed within twelve (12) months of such <br />casualty, and if the restored structure has no greater coverag~ and <br />contains no greater cubic content than before such casualty. <br /> <br /> 4. In the event that any non-conforming use, conducted in <br />a structure or otherwise, ceases for whatever reason for a period of <br />one (1) year, or is abandoned for any period, such non-conforming use <br />shall not be resumed. <br /> <br /> 5. Normal maintenance of a non-conforming structure is <br />acceptable, including non-structural repairs and incidental mainten- <br />ance. <br /> <br />170.014B ACCESSORY USES <br /> <br />The following provisions shall apply to accessory uses: <br /> <br /> 1. Accessory farm buildings shall not be erected within <br />one hundred (100) feet of a neighboring property. <br /> <br /> 2. Accessory buildings detached, residential districts. <br />Ail detached accessory buildings shall be located in the side or <br />rear yards. When located within ten (10) feet of the side or r.ear <br />wall of the principal building, they shall comply with all.yard re- <br />quirements applicable to the principal building in the district. <br />A detached accessory building on a corner lot shall not project <br />beyond the side yard setback requirement of the principal building. <br />Detached accessory buildings in residential districts shall not <br />exceed one (1) story or sixteen (16) feet in height. <br /> <br /> 3.
