CASE <br /> <br /> PUBLIC HEARING <br />REQUEST FOR VACATION OF DRAINAGE AND UTILITY EASEMENTS IN <br />GATEWAY NORTH INDUSTRIAL PARK NO. 5; <br /> CASE OF BASALT PROPERTIES <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />The City Council recently approved the final plat of Basalt Office Park ?d Addition. The plat re- <br />subdivided Lot 2, Block 1, Gateway North Ind,astrial Park No. 5, into two buildable lots. The <br />property is located at the comer of 141~t Avenne and Ebony Street. The City Council also <br />recently approved site plans for the development of office and warehouse multi-tenant buildings <br />on the newly created lots. The final plat for Basalt Office Park 2nd Addition will create new <br />drainage and utility easements. Therefore, Basalt Propertids is asking that the existing drainage <br />and utility easements be vacated. <br /> <br />The following items are enclosed for your information: <br /> <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Exhibit of underlying easements to be vacated <br />Approved (revised) Final Plat of Basalt Office Park 2nd Addition <br />Proposed ordinance <br /> <br />Notification: <br /> <br />In accordance with State Statute, City Staff attempted to notify property owners within 350 feet <br />()f the subject property of the public hearing to vacate easements. <br /> <br />Observations: <br /> <br />A public hearing and ordinance adoption is required in order to vacate easements. <br /> <br />Recommendation: <br /> <br />City Staff recommends introduction of the enclosed ordinance to vaCate the existing easements. <br /> <br />. Council Action: <br /> <br />Motion to introduce Ordinance #04- to vacate the easement for drainage and utility easements <br />on Lots 2, Block l, Gateway North Industrial Park No. 5. <br /> <br />Review Checklist: <br /> <br />Asst.
