CASE <br /> <br />REQUEST FOR APPROVAL OF A REVISED FINAL PLAT FOR <br />BASALT OFFICE 2ND ADDITION <br />CASE OF CITY OF RAMSEY AxND BASALT PROPERTIES, LLP <br />By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Basalt Properties LLP received final plat approval on June 22, 2004 for the creation of Basalt <br />Office Park 2"d Addition. The approved plat created two buildable lots (4.48 acre & 3.32 acre <br />parcels) f'rom Lot 2, Block 1, Gateway North Industrial Park No. 5. In conjunction with final <br />plat approval, the City Council approved a site plan for each lot that will result in the <br />construction of'office, warehouse, and light manufacturing multi-tenant .facilities. <br /> <br />Upon further review of the site plan for Lot 1, Block 1, Basalt Office Park 2nd Addition, it <br />came to staf?s attention that a parking lot was proposing to be located within an existing 105 <br />fbot drainage and utility easement, which was dedicated as part of Gateway North Industrial <br />Park No. 5. <br /> <br />The fi)Ih)wing items are enclosed for your information: <br /> <br />a) Site location map <br />b) Final Plat <br />c) Final Plat Resolution <br /> <br />Notification: <br /> <br />iVlinor Subdivisions are not subject to a public hearing. <br /> <br />Observations: <br /> <br />The original intent of the 105 foot dedicated drainage and utility easement was to <br />encompass storm water and sewer pipes and accommodate ponding for development <br />within Gateway North Industrial Park No. 5. Engineering staff has reviewed the ponding <br />needs ~br the industrial park and is comfortable with a reduction in the existing easement. <br /> <br />The revised final plat includes a drainage and utility easemem that will continue to <br />accommodate ponding needs and a 40 foot easement that encompasses an existing <br />stormwater pipe. It should be mentioned that a parking lot will be located within the forty <br />lb()t drainage and utility easement, however there are several instances within the City <br />where a parking lot is located within an easement that is being utilized for utility <br />purposes. <br /> <br />-207- <br /> <br /> <br />
