CASE REQUEST FOR SITE PLAN REVIEW FOR TLM CABINETS; CASE OF SHARP AND ASSOCIATES By: Megan Wald, Associate Planner Background: Sharp and Associates is proposing to construct a 10,000-square-foot office' and warehouse building that will be occupied by TLM Cabinets on the property located at the coruer of 141st Avenue and Azurite Street. Observations: The new office and warehouse building is located in the E-1 Employment District and is considered a permitted use in this district. The subject property is approximately .99 acres in size. Lot coverage for the proposed project is approximately 23% (restricted to 45% under City Code). The site plan meets the required front, rear, and side yard setbacks. The exterior materials are proposing to consist of concrete masonry block, random rib recast bands, glass windows, and a pre-finished metal coping. The proposed materials comply with City Code standards. Staff noted in the review letter that the proposed overhead garage doors that will be visible from Azurite Street should maintain the same color coordination as the rest of the concrete building. The applicant is agreeable to this requirement. The development of TLM Cabinets on the subject property is a direct result of a City initiated redevelopment project. The project will receive Tax Increment Financing assistance. The landscaping plan is generally acceptable. A few revisions need to be made in regard to the species palette. The Planning Commission reviewed the site plan at their September 2, 2004 meeting. Reco~nmendation: The Platming Commission recommended that the City Council approve the site plan contingent upon compliance with City Staff Review Letter dated August 27} 2004, -291-
