CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW FOR TLM CABINETS; <br />CASE OF SHARP AND ASSOCIATES <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Sharp and Associates is proposing to construct a 10,000-square-foot office' and warehouse <br />building that will be occupied by TLM Cabinets on the property located at the coruer of 141st <br />Avenue and Azurite Street. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated August 27, 2004 <br />Exhibit C <br /> <br />Notifica tio n: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The new office and warehouse building is located in the E-1 Employment District and is <br />considered a permitted use in this district. The subject property is approximately .99 acres in size. <br />Lot coverage for the proposed project is approximately 23% (restricted to 45% under City Code). <br />The site plan meets the required front, rear, and side yard setbacks. <br /> <br />The exterior materials are proposing to consist of concrete masonry block, random rib recast <br />bands, glass windows, and a pre-finished metal coping. The proposed materials comply with City <br />Code standards. Staff noted in the review letter that the proposed overhead garage doors that will <br />be visible from Azurite Street should maintain the same color coordination as the rest of the <br />concrete building. The applicant is agreeable to this requirement. <br /> <br />The development of TLM Cabinets on the subject property is a direct result of a City initiated <br />redevelopment project. The project will receive Tax Increment Financing assistance. <br /> <br />The landscaping plan is generally acceptable. A few revisions need to be made in regard to the <br />species palette. <br /> <br />The Planning Commission reviewed the site plan at their September 2, 2004 meeting. <br /> <br />Reco~nmendation: <br /> <br />The Platming Commission recommended that the City Council approve the site plan contingent <br />upon compliance with City Staff Review Letter dated August 27} 2004, <br /> <br />-291- <br /> <br /> <br />
