We are also in receipt of a Grading and Drainage Plan prepared <br />by Plowe Engineering dated August 9, 2004. We offer the following comments: <br /> <br />General: The site plan is proposing to develop a 10,000 Square foot o~]ce and warehouse facility on a <br />.99 acre parcel located at the comer of Azurite Street and 141st Avenue. The subject property is part of <br />a redevelopment project the'City initiated in order to remove blight an_d provide the opportunity for <br />quality development. <br /> <br />Zoning: The site is zoned E-l; office and warehouse activities are allowed in this district. <br /> <br />Lot Coverage: The site plan is proposing lot coverage of 23%, which is under the City's maximum lot <br />coverage of 45%. <br /> <br />Accessory .Use: The site plan is not proposing any accessory structure or use. However it should be <br />noted that if outside 'storage of equipment and vehicles is intended, the vehicles and equipment must be <br />parked on a bituminous surface and finished with concrete curbing. <br /> <br />Utilities: The ihcility will be served by municipal sewer and water facilities that were constructed as <br />part of a City project. The sewer and water trunk fees will be addressed in the TIF A~eement. <br /> <br />Setbacks: City Code establishes a 35 fbot front yard, 35 foot rear yard, 20 root side yard setback, and a <br />20 fi)or structure and parking setback along all public streets within the E-1 District. The site meets all <br />required setbacks. The site plan should be revised to indicate that the front ,ard setback is 35 feet <br />instead o1:' 41) i~'eet as shown on the plan. <br /> <br />Landscnping: City Code requires one (1) tree per every fifty (50) lineal feet of site perimeter or 1,000 <br />square t'het of building coverage, whichever is greater, be planted throughout the site, as well as one (1) <br />tree per every ten (10) parking stalls. A portion of these trees should be installed along the public road <br />fi;(mmge at a spacing no greater than thirty-five (35) feet on center.
