TLM - Site Pkm <br />August 27, 2004 <br />Pa~e 3 of 4 <br /> <br />.&rchitectural Standards: City Code restricts building height to 65 feet and exterior wall finishes to <br />natural or prethbricated brick or stone or pre-cast concrete .panels or some other material approved by <br />City Council. It appears that the site plan is proposing exterior building materials to consist of concrete <br />masonry, units and building height will be no greater than 22 feet. The site plan is proposing three <br />overhead garage doors on the east side of the building that will be viewed-from Azurite Street. Staff is <br />recommending that the garage doors color coordinate with the rest of the concrete block structure, <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The submitted site plan indicates that the waste storage <br />area will be located within the building. <br /> <br />Off-Street Parking - Spaces Required: City'Code requires one parking space per 1,000 square feet of <br />'warehouse floor space and one space ~br each 300 square feet of office space. The'sire plan is required <br />to provide 14 parking stalls; 15 parking stalls are being proposed. <br /> <br />Loading Docks: City Code requires one loading dock per 10,000 square feet of floor space. The site <br />plan is proposing to construct 10,000 square feet of building space. A total of four overhead loading <br />areas are being provided, this meets City Code requirements. <br /> <br />Lighting: No exterior lighting appears to be proposed. If exterior lighting is being considered a <br />lighting plan must be submitted. <br /> <br />Drainage and Grading: The drainage from the parking lot is directed into a catch basin, which <br />discharges into the City storm sewer system located in 14l~t Avenue. A stub has been provided to <br />accept the runoff ~¥om this parcel h~to the City system. <br /> <br />A permit fi'om die Lower Rum R/ver Watershed Management Organization will be required. <br /> <br />Access: This .site proposes two accesses; one onto 14lst Avenue and the second onto Azurite Street. <br />The proposed access points are acceptable. <br /> <br />Storm Water Management Fee: The stormwater management fee will be paid through the Tax <br />[ncrement Financing (TIF) agreement. <br /> <br />Thc Plamfing Commission will be meeting at 7:00 p.m. on Thursday, September 2, :)004 at Ramsey <br />Fire Station, 15050 Armstrong Blvd., to review the proposed site plan.
