CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW OF AUTOMATED EDM; <br />CASE OF AUTOMATED EDM <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Automated EDM cmTently operates their office, warehouse, and light manufacturing facility on <br />the property located at 6231 McKinley Street. Their existing facility is 12,576 square feet in size <br />and they are proposing to construct an 11,975 square foot warehouse/light manufacturing <br />addition. <br /> <br />The fl)llowing items are enclosed for your information: <br /> <br />a) <br /> <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated September 10, 2004 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Obse~wations: <br /> <br />The existing facility is located in the E-1 Employment District and is considered a permitted use <br />in this district. The subject property is approximately 1.81 acres in size. Lot coverage for the <br />proposed project is approximately 31% (restricted to 45% under City Code). The addition meets <br />the required front, rear, side yard setbacks, and parking stall requirements. <br /> <br />The exterior materials are proposing to consist, of rock face and smooth face concrete masonry <br />block, which complies with City Code standards. The landscape plan is acceptable. <br /> <br />The proposed grading and drainage plan does not comply with City standards. The grading plan <br />will need to be revised prior to City Council review. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with City Staff Review <br />Letter dated September 10, 2004. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council grant approval/denial of the proposed site plan <br />contingent upon compliance with City Staff Review Letter dated September 10, 2004. <br /> <br />Copy to: City Engineer <br />PC: 9/16/2004 <br /> <br />~5 <br /> <br /> <br />
