ZONING INFORMATION <br /> The subject is zoned H1 - Highway 10 Business District, by the City of Ramsey. According to the <br /> City, the properties lying between Highway 10 and Burlington Railroad tracks are integral to the <br /> future improvement of the U.S. Highway 10 transportation system. These properties are <br /> therefore in a state of transition. The intent of the H-1 Highway 10 Business District is to allow <br /> for uses that minimize traffic, vehicular access, and facilitate orderly transition of the corridor <br /> while allowing the property owners the ability to utilize their property for economic benefit until <br /> such time as the U.S. Highway 10 transportation system improvements are initiated. <br /> The following is a brief summary of the suject's relation to the district: <br /> • <br /> Municipality Governing Zoning: City of Ramsey <br /> Current Zoning: H1- Highway 10 Business District <br /> Current Use: Retail <br /> Is current use permitted: Yes <br /> Permit Details: According to the zoning code,all structures, buildings <br /> and uses in existence upon the effective date of the <br /> ordinance from which this section is derived shall be <br /> considered legal nonconforming. There is an <br /> additional limitation on expansion or intensification <br /> of certain uses over a certain size threshold. <br /> Change in Zoning Pending?: No <br /> Zoning Variance Applied For: No <br /> Permitted Uses: Various Non-Traffic Intensive Commercial Uses <br /> Zoning Compliance <br /> We are not experts in the interpretation of complex zoning ordinances but based on our review <br /> of public information, the subject property, as a low-traffic retail/commercial use, would <br /> appear to conform to the H1 - Highway 10 Business District district zoning code. <br /> To verify compliance, it is recommended that the user obtain a Zoning Compliance letter from <br /> the City or hire a third party zoning compliance specialist. <br /> A zoning map with the subject property and surrounding properties is found on the next page. <br /> 311 <br />
