Special Assessments <br /> Special assessments are charges levied by the city and/or county on a property to pay for public <br /> infrastructure that directly benefits that property. In theory, the value of a property should <br /> increase at least by the amount of the special assessment. <br /> Special assessments are often charged to property owners for public works such as streets and <br /> roads, water lines, sanitary sewer lines, storm sewer lines, and storm water retention areas. <br /> Special assessments are paid annually over a specific term and the property owner is charged <br /> interest on the unpaid balance. The property owner has the option to pay the principal balance <br /> at any time. <br /> Based on readily available county records, the current tax year indicates $3,488.93 in special <br /> assessments. <br /> The value conclusion of this appraisal assumes special assessments are paid in full. <br /> 341 Page <br />
