Opinions <br /> According to the User, the Phase I ESA was conducted in association with the purchase of the Site. <br /> Opinions expressed herein are influenced by the stated reason for conducting the Phase I ESA. <br /> Furthermore, the expressed opinions might not be applicable to alternate reasons for reliance on the <br /> content of the Phase I ESA. <br /> H.1. Recognized Environmental Conditions <br /> A recognized environmental condition is defined by ASTM Practice E1527-13 as: "the presence or likely <br /> presence of any hazardous substances or petroleum products in, on, or at a property: 1) due to any <br /> release to the environment, 2) under conditions indicative of a release to the environment, or 3) under <br /> conditions that pose a material threat of a future release to the environment. De minimis conditions are <br /> not recognized environmental conditions." <br /> This assessment identified no recognized environmental conditions in connection with the Site, with the <br /> exception of the following: <br /> ■ The Site was formerly occupied by automobile dealerships.The automobile dealerships were <br /> identified on the storage tank, leak site, hazardous waste generator, and Voluntary <br /> Investigation and Cleanup Program databases. Soil and groundwater impacts on the Site and <br /> the adjacent parcel to the west were documented in association with these database listings. <br /> This represents a recognized environmental condition. <br /> ■ The existing Site building was constructed in 2002-03 as a gasoline station/convenience store <br /> with an attached carwash. Four empty underground storage tanks are located on the Site. <br /> There is a potential for past unreported releases associated with the use of the tanks.
