Commission Input <br />Vice Chair Johnson asked if the applicant has reviewed the letter from Staff <br />The applicant indicated he has reviewed it, and does not have any problems with it. <br />Motion by Commissioner Brauer, seconded by Commissioner Van Scoy to recommend the City <br />Council grant approval of the proposed site plan contingent upon compliance with City Staff <br />Review Letter dated June 23, 2004. <br />Motion carried. Absent: Chairperson Nixt. <br />Case #3: Request for Sketch Plan Review of TSM Development; Case of TSM <br />Development, Inc. <br />Case #4 Request for Site Plan Review of TSM Development; Case of TSM <br />Development, Inc. <br />Presentation <br />Associate Planner Geisler advised that TSM Development, Inc. has submitted a minor <br />subdivision sketch plan as part of their plan to construct a mini -storage facility on the property <br />generally located on Ramsey Boulevard and Bunker Lake Boulevard. She stated the sketch plan <br />proposes to re -plat Outlot A of Regency Pond into one buildable lot. <br />Associate Planner Geisler indicated Outlot A of Regency Pond is 4.8 acres and is proposed to be <br />developed as a mini -storage facility with four storage buildings. She indicated Outlot A exceeds <br />the one -acre minimum lot size requirement and the 200-foot lot width requirement. <br />Associate Planner Geisler further advised TSM Development, Inc. is proposing to construct a <br />20,000-, 16,000-, 12,800-, and a 9,300 square -foot storage building on Outlot A. The proposed <br />development is located in the E-1 Employment District, and a mini -storage facility is a permitted <br />use in this district. <br />Associate Planner Geisler explained the site plan is meeting or exceeding the required setbacks. <br />She stated the development is proposing to construct a total of 58,100 square feet on a 4.3 acre <br />parcel. She indicated lot coverage has been calculated at 30%, which is under the 45% <br />maximum lot coverage restriction established in City Code. She stated the site is proposing to <br />gain access by connecting 148th Avenue NW to Ramsey Boulevard. She advised Staff has yet to <br />receive written comments from Anoka County on this proposed configuration, however they <br />have preliminary comments indicating the County is opposed to this access.
