The COR will <br />also attract energy from the surrounding region. It will be a unique destination, technology - <br />oriented, and serve as a gathering place. It will feature unique architecture stressing historical <br />feel and function. <br />Development -Wide Assumptions <br />1. The development is part of a broader GROWTH MANAGEMENT STRATEGY that protects the <br />City's primary land use goal to respect the BALANCE OF RURAL AND URBAN CHARACTER. <br />2. The development shall take a MIX OF USES within the development, which is also known as <br />HORIZONTALLY MIXED USE approach versus a strict adherence to traditional mixed -use <br />definitions to require vertically mixed -use buildings. The mix of land use districts and land use <br />types within the development as a whole shall guide success of mixed use, not strictly mix of <br />uses within a building, block, or individual district. These types of mixes although not required, <br />are encouraged. The 'mix of uses' approach shall not preclude flexible first floor and vertically <br />mixed use buildings. <br />3. Our vision includes significant areas guided for a variety of RETAIL OFFERINGS. HOUSING <br />DENSITY is important to that vision. <br />4. The emphasis of the master plan concepts is to GUIDE LAND USE, and is NOT SPECIFIC SITE <br />PLAN REVIEW. Future developers shall have the creative freedom to propose other concepts <br />that are generally in line with OVERALL VISION. <br />Insert overall land use map here.
