The Commission has been focused on two (2) deliverables in this stage. This <br /> is a repeat of a previous update to the City Council. Added to the case at this time are more detailed site concepts to <br /> study the feasibility of potential land use changes. The purpose at this stage is not site plan review,but demonstrate <br /> concepts that may work for different land use scenarios. The Planning Commission continues to refine these <br /> concepts, and will be formulating a recommendation for City Council consideration at their April 6 Meeting. <br /> The Planning Commission has been focusing on two (2) deliverables at this stage. <br /> 1. Vision Statement <br /> 2. Land Use Map <br /> Working Drafts of these two (2) documents are attached.While Staff is not seeking formal action, feedback on <br /> general direction is welcome and will help Staff prepare for future Planning Commission Work Sessions. <br /> Observations/Alternatives: <br /> The Planning Commission has held three (3)workshops on this topic. Staff will route Council feedback and input <br /> from tonight's meeting to the Planning Commission as part of their Work Session. The Planning Commission still <br /> needs to develop key development and design standards, such as parking, densities, architectural requirements, etc; <br /> however,that task is now recommended to take place parallel to the System Plan and Project Pro-Forma <br /> Development(Stages 2 and 3 of the Work Plan). The Planning Commission plans to finalize a Policy Framework <br /> for recommendation to the City Council at their April Meeting,with formal consideration by the City Council at <br /> the end of April or early May. <br /> Completion of this interim step will then kick off the System Plan Studies and Project Pro Forma steps. <br /> Recommendation: <br /> No action is being requested.
