houses will maintain the existing house setback and conform to the adjacent structure setbacks.
The variance was sent to the DNR for their approval and certification.

Chairperson Nixt closed the regular portion of the Board of Adjustment meeting at 7:10 p.m. in
order to conduct the public hearing.

Public Hearing

Chairman Nixt called the public hearing to order at 7:10 p.m.

Citizen Input

Richard Dahlman, applicant, indicated as a point of clarification, Countryside Homes is actually
taking title to the two lots and then building the homes. The homes that will be built to replace
the one there will be in the same position on the property as the existing home. This places the
home further back from the river than the rest of the houses along the rest of Bowers Drive, other
than the home that is immediately adjacent.

Chairperson Nixt asked if the existing garage will remain.

Mr. Dahlman replied the garage will be removed as well. The new homes will have attached
garages.

Chairperson Nixt asked if the existing drainage field will be abandoned with the new drainage
fields in the confines of each respective lot.

Mr. Dahlman replied that is correct.

Chairperson Nixt questioned if the septic meets the requirement setbacks, as he thought 150 feet
was the minimum setback for septic.

Associate Planner Wald indicated she will research the requirements.

Board Member Van Scoy asked if the other lots are of a similar width.

Associate Planner Wald replied they are basically all 100-foot width lots, except those that were
odd shaped on curves.

Chairperson Nixt commented he has seen a few of these in the last three or four years. He
indicated he is inclined to grant the variance subject to making sure the septic system is in
compliance with the requirements.

Motion by Chairperson Nixt, seconded by Board Member Watson, to close the public hearing.

Motion carried. Voting Yes: Chairperson Nixt, Board Member Watson, Brauer, Jeffrey and Van
Scoy. Voting No: None. Absent: Board Members Johnson and Shepherd.

Board of Adjustment/August 5, 2004
