Absent: Commissioners Johnson and Shepherd. <br /> <br />NOTE CITY COUNCIL MINUTES <br /> <br />Thc Commission noted the following City Council minutes: <br /> <br />1 ) City Council regular meeting minutes dated June 8, 2004 <br />2) City Council regular meeting minutes .dated June 22, 2004 <br /> <br />PUBLIC ItEARING/COMMISSION BUSINESS <br /> <br />Case #1: <br /> <br />Request for Preliminary Site Plan Review of Town. Center 3ra .Addition, <br />Gateway Retail Building; Case of Ramdance, LLC <br /> <br />Assistant Community Development Director Trudgeon explained Ramdance LLC has submitted <br />a site plan fbr the development of a retail building in the northwest quadrant of Outlot I, Ramsey <br />Town Center, proposed to be replatted as Ramsey Town Center 3rd Addition. At the Planning <br />Commission meeting on July 12th, while considering two other site plans for Lot 1 Block 1 <br />Ramsey Town Center 31'° Addition, the applicant noted a desire for site plan approval of this third <br />retail building. Given that the site plan for all buildings proposed on Lot 1 is the same, with the <br />exception of building elevations, the Planning Commission did recommend that the applicants <br />present their site plan for all 3 buildings to City Council on July 27. This was under the <br />provision that the Planning Commission would have the opportunity to review the building <br />elevations for the 3''d building at their regular meeting on August 5. <br /> <br />Assistant Community Development Director Trudgeon advised the site is zoned TC-2 and retail <br />uses are a permitted use. The applicants are proposing to construct an 11,000 square foot retail <br />store in the northwest quadrant of the site. Two accesses to the site are proposed from Sunwood <br />Drive; the casterly access is proposed to be a right in/right out. <br /> <br />Assistant Community Development Director Trudgeon reviewed that City Code states that there <br />shall not be ~nore than one main building on a lot. There are ultimately 4 structures planned for <br />Lot 1. The Planning Commission advised the applicants to apply for a variance; the request was <br />.just approved at the Board of Adjustment meeting prior to this meeting. <br /> <br />Assistant Comlnunity Development Director Trudgeon explained the TC-2 District establishes a <br />.5 floor area ratio. The plan is 102,498 square feet deficient of the .5 ratio. The Planning <br />Commission recommended that the applicant apply for a variance to the floor area ratio <br />requirements for Lot 1, generally. The Board of Adjustment approved a variance to the Floor <br />Area Ratio prior to this meeting. <br /> <br />Assistant Community Development Director Trudgeon indicated the maximum front yard <br />setback in the TC-2 district is 0-15 feet.
