Case # 2 <br /> <br /> DEVELOPMENT SIGNS <br />By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />The EDA is interested in erecting development signs on City owned property that is intended to be developed <br />with high quality businesses. At the September EDA meeting, the attthority directed staff to obtain information <br />about these signs related to size, cost, and recommended language. <br /> <br />Observations: <br /> <br />Staff contacted two companies and received the following information: <br /> <br />4 X 8 one-sided sign with <br />2 4x4 posts <br />2x8 add on (for CMDC) <br /> <br /> Jori Parks Graphics <br />$345 <br /> <br />$150 <br /> <br />$300 <br />$125 <br /> <br />T J Associates <br /> <br />When applicable, Central MN Development Company (CMDC) would be interested in adding a 2x8 sign onto <br />the development sign stating that financing was provided by CMDC. The cost of the additional signage is <br />approximately $125.00 - $150.00. CMDC is more than willing to pay for the additional signage expense. <br /> <br />The signs could be stored in the City's public works' facility (public works stores land use signs, street signs, <br />recycling signs, and other various signs). Public works' staff would also be available to erect the signs on the <br />designated properties. <br /> <br />Staff would suggest keeping the language simple and generic. A few signs seen around the metro area state: <br />"Prime property for lease/sale, Contact (whoever the agent is). Another option would be to <br />simply state that the property is part of a redevelopment project, is available for development, and provide City <br />contact information. The EDA may want to discuss specific language. Staff is in the process of researching <br />language used for development signs throughout the metro area. <br /> <br />Recommendation: <br /> <br />Staff would recommend working with TJ and Associates as they are a local business and there is no price <br />savings by going outside of the community. Working with CMDC or any other financial institutions willing to <br />market Ramsey would also be advantageous since they provide financing to several projects in the City of <br />Ramsey.
