Adopt Ordinance # 17-06 Approving Zoning Amendment to Planned Unit Development (PUD) <br />2. Adopt Resolution #17-05-102 Approving Preliminary Plat <br />Purpose/Background: <br />The purpose of this case is to review a Preliminary Plat for a 293 lot subdivision (245 detached single-family and <br />48 townhomes). The Preliminary Plat also requires the approval of a Planned Unit Development (PUD). <br />Notification: <br />Staff attempted to notify all Property Owners within 700 feet of the Subject Property of the Preliminary Plat <br />Review. <br />Observations/Alternatives: <br />There are a number of layers to the review of this project. Please see the attached review letter for specific review. <br />Topics include, but are not limited to, the following: <br />• Comprehensive Plan <br />• Zoning and Subdivision Code <br />• Collector/Arterial Streets/Cost Share <br />• Park Dedication <br />This case will be revised on Monday, May 1 to include final versions of Ordinance #17-06 and Resolution <br />#17-05-102. <br />Funding Source: <br />All costs associated with processing the Application are the responsibility of the Developer. Interior infrastructure <br />as part of the project area are the responsibility of the Developer. The Developer is responsible for standard <br />Development Fees. <br />Regarding the collector infrastructure (Bunker Lake Boulevard and Puma Street) that will serve multiple <br />developments, please see the March 28 City Council Work Session for more information regarding proposed <br />cost -share and assessment arrangements. <br />Recommendation: <br />Staff recommends approval of Ordinance #17-06 and Resolution #17-05-102. <br />Action: <br />
