Again, these values <br />are based upon a 45 MPH speed limit, which is not present on either Alpine Drive <br />or Puma Street. If the speed along these streets are raised to 45 MPH or higher <br />the Turn -Lane Warrants should be re -assessed. <br />It should be noted that this analysis did not consider modification to Armstrong <br />Boulevard & Bunker Lake Boulevard as the prior Future Business Park Traffic <br />Memorandum completed by Bolton & Menk already defined necessary upgrades <br />for the intersection that would be required for proper traffic flow through the <br />intersection. <br />c. Concept Site Plan & Multi -Modal Review <br />The concept site plan contained in the Appendix was reviewed to determine what <br />changes are recommended, if any, to the proposed Pearson Farm Development. <br />Following are key transportation elements of the concept site plan that should <br />be implemented: <br />i. Car Circulation: The proposed site plan provides sufficient vehicle <br />circulation with four accesses spaced evenly throughout the <br />development. These accesses allow vehicles multiple options for entering <br />and exiting the development which will help spread traffic more evenly <br />throughout the site <br />ii. Bicycle and pedestrian infrastructure: An additional sidewalk/trail <br />should be considered along the southern side of Alpine Drive from the <br />proposed site access to the intersection of Alpine Drive and Puma Street. <br />At this intersection, an additional crosswalk should be considered, <br />connecting pedestrians north to the existing sidewalk/trail along the <br />northern side of Alpine Drive. This new sidewalk/trail connection will <br />provide a safe crossing and clear route for pedestrians and bicyclist to <br />connect to the existing infrastructure. The existing trail along the western <br />side of Puma Street will be lengthened to the southern edge of the <br />development and an additional leg will be brought into the development <br />at the Center Site Access location on Puma Street. This segment will <br />stretch to the internal park to the north.
