Pearson Farm Residential Development EAW Draft — March XX, 2017 <br />Approximately 4.4 acres in the northwest part of the site is located within 1,000 feet of Lake Itasca, <br />which is Minnesota DNR (MN DNR) pubic water 2-110P. <br />Single-family lots will generally range from 50- to 65-feet wide and from 120 to 230 feet deep. <br />Public streets are expected to be 28 feet wide and located within 60-foot rights -of -ways, except in <br />two locations, where the right-of-way is proposed to narrow to 50 to allow for more open space. <br />Trails will connect to neighborhood open spaces and Puma Street NW. Sidewalks will be <br />constructed on one side of municipal streets. The development will operate under a homeowners' <br />association. <br />Development of the project area will involve installation of public and private infrastructure, <br />including streets, trails, municipal water and sanitary sewer, stormwater systems, electrical lines, and <br />telephone lines. The project area will be served by City of Ramsey fire and police services and by <br />the Anoka -Hennepin School District. <br />It is anticipated that construction of the development will start in summer 2017 and be phased over 5 <br />to 10 years, depending on market conditions. Construction will generally be phased from the <br />southeast to the northwest based on the extension of municipal water and sewer, which will be <br />extended from the intersection of Puma Street NW and Bunker Lake Blvd NW, at the southeastern <br />edge of the site. The number of phases will be determined by market demand and absorption. <br />Infrastructure will be installed at the initiation of each construction phase. In most cases, streets, <br />water main, and sanitary sewer will only be installed to serve the upcoming phase of construction. It <br />may be necessary to initiate stormwater system construction at the start of each construction phase to <br />properly treat stormwater and minimize potential effects of stormwater runoff. <br />c.
