Regular Planning Commission <br />Meeting Date: 06/01/2017 <br />By: Tim Gladhill, Community Development <br />Information <br />Title: <br />Receive Update on Riverstone Addition Preliminary Plat; Case of Capstone Homes <br />5. 8. <br />Purpose/Background: <br />The purpose of this case is to receive an update on the Preliminary Plat for Riverstone Addition reviewed by the <br />Planning Commission at the May 4, 2017 Regular Meeting. The Preliminary Plat is expected to be considered by <br />the City Council on Tuesday, June 13. The following items have been discussed in more detail since Planning <br />Commission Review. <br />1. Park Dedication and Trail Development <br />2. Vacation of Roadway Easement for former section of Puma Street south of Bunker Lake Boulevard <br />3. EAW Public Comment Period <br />Notification: <br />Notification is not required for this update. <br />Observations/Alternatives: <br />See attached materials for detailed information. The City Council directed Staff to allow a partial credit to Park <br />Dedication for the area to be known as Pearson Park (neighborhood/mini-park) through an interim parks policy <br />deviation, capped at $275.000. Full credit for the Lake Itasca Greenway was directed as well. Details will be <br />finalized in the Preliminary and Final Plat stages. Framework for Park Dedication and Trail Development Fee credit <br />is estimated at $455.000.
