REQUEST FOR FINAL PLAT APPROVAL OF <br /> RAMSEY TOWN CENTER 3m~ ADDITION;' <br /> CASE OF RAMSEY TOWN CENTER, LLC <br />By: Sylvia Frolik, Community Development Director <br /> <br />CASE # <br /> <br />Background: <br /> <br />The City has received an application for final plat approval of Ramsey Town Center 3rd <br />Addition, a replat of Outlot I, Ramsey Town Center. The plat consists of 2 lots and one outlot. <br />The property is located west of Armstrong Blvd., south of Sunwood Drive and east of the <br />proposed Zeolite Street. It is bordered on the south by the Burlington Northern Santa Fe <br />Railroad. The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Proposed final plat <br />City Staff Review Letter da;ed October 7, 2004 <br />Proposed resolution for final plat approval <br /> <br />Notification: <br /> <br />In accordance with State statute, Staff attempted to notify owners of property within 350 feet of <br />the subject property, of the July 27, 2004 preliminary plat public hearing. <br /> <br />Observations: <br /> <br />The City Co~uncil approved the preliminary plat on July 27, 2004. In accordance with the <br />approved preliminary plat, both of the lots meet the minimum 80 .foot width requirement and the <br />100 foot depth requirement. <br /> <br />The plat will have no direct access to Armstrong Blvd. Appropriately, the plat shows dedication <br />of right-of-access along Armstrong Blvd. to the County. There will be two accesses to Sunwood <br />Drive; the easternmost of which will be a right-in/right-out only. The Developer will also be <br />required to construct Zeolite Street. The Plat will have one general public access and one truck <br />delivery access (for Coborn's Grocery) to Zeolite. Since the southerly terminus of Zeolite will <br />be a temporary dead-end until Civic Center Drive is extended east off of Zeolite, the Developer <br />will also be required to provide a temporary road easement for a vehicle turnaround area. This <br />easement will be voided when Civic Center Drive is constructed. <br /> <br /> <br />
