We offer the following comments: <br /> <br />· 1. General Layout. The final plat consists of one outlot proposed to be subdivided into 2 <br /> buildable lots and one outlot. The City has received a site plan application from Shingobee <br /> Builders, Inc., for the frrst phase of development on Lot 1. The site plan consists of a grocery <br /> store with fuel amenity, a second retail building at the comer of Sunwood and Zeolite, and a <br /> third retail building in the northwest quadrant of the property. On August 5, 2004, the Board <br /> of Adjustment approved a variance to develop Lot 1 with more than one main building. It is <br /> Staff's understanding that Outlot A will be developed by Ramsey Town Center LLC as a <br /> landscape feature of the Ramsey Town Center entrance. <br />2. Zoning. The property is zoned Town Center District and is located within the TC-2 Sub- <br /> District. <br /> <br /> 3. Lot Size, Width and Depth. There is no minimum lot size in the TC-2 district. The <br /> minimum lot width is 80 feet and the minimum lot depth is 100 feet. Both lots meet the lot <br /> width and depth requirements. <br /> <br /> 4. Access. The plat is bounded on the west by Armstrong Blvd. N.W., on the north by Sunwood <br /> Drive N.W. and on the east by Zeolite Street N.W. There will be no direct access from the <br /> plat to Armstrong Blvd. N.W. Appropriately, the final plat shows right of access along <br /> Armstrong Blvd. N.W. being dedicated to the County. In accordance with the preliminary site <br /> plans for the development of the property, the Plat will have direct access to Sunwood Drive <br /> N.W. and Zeolite Street N.W. <br /> <br /> Zeolite will be a temporary dead end street until Civic Center Drive is extended east off of the <br /> southerly terminus of Zeolite. Until then, it will be necessary to dedicate a temporary road <br /> easement to utilize future Civic Center Drive right-of-way for a temporary mm-around. <br /> <br /> <br />
