We otter the tbllowing comments: <br /> <br />General Site Information: The site is legally described as Outlot I, Ramsey Town Center, and <br />is generally located east of Armstrong Blvd. N.W. and south of Sunwood Drive. This otttlot is in <br />the process of being replatted, as Ramsey Town Center 3rd Addition to facilitate the development <br />proposal. The plat consists of 2 lots and t'outlot for Town Center entrance landscaping at the <br />corner of Armstrong Blvd. N.W. and Sunwood Drive N.W. <br /> <br />General Proposal Information: The final site plan is proposing to construct a 12,000 square <br />foot retail building near the northwest corner of the plat.- This building is referred to as the <br />Gateway Retail Building. The 12,000 square foot building represents a 1,000 square foot <br />increase over what was reviewed at the time of preliminary site plan approval. City Code <br />Sectio~ 9.11.01, Sub& 1, states that there shall not be more than one main building on a lot. On <br />August 5, 2004, the Board of Adjustment granted a variance to allow for the .development of <br />multiple buildings on Lot 1 of Ramsey Town Center 3rd Addition. <br /> <br />Zoning: The site is currently zoned TC-2 and general retail is a permitted use. <br /> <br />Setbacks: The proposed Town Center Zoning District has setback standards based on the <br />principle of %uild to" lines rather than traditional setbacks. This is especially important for the <br />front yard since it is typically where the building presentation relationship is to the street. The <br />setbacks in the TC-2 District have been established as fo[lows: Front; 0-1.5 feet, Side: l0 foot <br />setback from building to building, 0 toot setback from building to property, line, rear 30 feet. It is <br />apparent that the proposed Gateway Retail Building meets the setbacks. ' <br /> <br /> <br />
