She explained that since the Planning Commission and City Council review, <br />staff received several inquires from various businesses interested in locating in the City of <br />Ramsey. In order to accommodate these potential businesses, staff has changed the layout of the <br />plat to include six commercial lots and one outlot. She stated Star Exhibits will still be <br />developing an office and warehouse facility consisting of 185,000 square feet on Lot 1, Block 1. <br />The remaining lots will be owned by the City and designated for future commercial/industrial <br />development. She noted all of the proposed lots meet the one-acre minimum lot size requirement <br />and the 200~foot lot-width requirement established in the Industrial District. The City is <br />proposing to extend Azurite Street from County Road #116 to the north to connect to Sunwood <br />Drive. When the Planning Commission previously reviewed the preliminary plat for Sunfish <br />Business Park, Anoka County stated their opposition to the extension of Azurite Street to County <br />Road 116. Subsequent to the Planning Commission review, Anoka County and the City of <br />Ramsey have worked though the County's initial concerns regarding the extension of Azurite <br />Street to County Road #116. Community Development Assistant Wald said the City has agreed <br />to construct full turning movements at the intersection of Sunwood Drive and County Road # 116 <br />and right turn lanes at Azurite Street and County Road 116. Staff will be submitting the revised <br />preliminary plat to Anoka County for their informational purposes. City Staff recommends <br />preliminary plat approval contingent upon compliance with City Staff review letter dated March <br />1, 2002. <br /> <br />Citizen Input <br /> <br />There was none. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Johnson, to close the public hearing. <br /> <br />Motion Carried.
