However, prior to preliminary plat approval, the following <br />items should be reviewed and several of the items will require revisions or granting <br />of variances: <br /> <br />1. Soil borings have not been completed as required by the City Ordinance <br /> No. 170.037 B-1. <br /> <br />I <br />I <br />I <br />I <br />I <br /> <br />e <br /> <br />5 <br /> <br />The proposed plat indicates that all of the lots are one (1) acre <br />including 1/2 of the street right-of-way. City Ordinance No. 80-7 <br />states that the minimum lot area shall be computed exclusive of any <br />portion of the right-of-way of any public street within the Urban Area. <br /> <br />The setback along C.S.A.H. No. 5 is shown as 35 feet. City Ordinance <br />No. 170.015 I (6) requires a 50-foot setback along main thoroughfares <br />unless a service road exists. <br /> <br />City Ordinance No. 170.038 F restricts access onto a major highway from <br />individual lots. The preliminary plat is proposed to have common <br />driveways to serve Lots 1 and 2 and Lots 3 and 4. The Anoka County <br />Highway Department has indicated they would accept this proposal. <br /> <br />The revised plat shows a grading plan which provides an adequate pending <br />area for surface water runoff. <br /> <br />I <br />I <br /> <br />As previously stated, the proposed plat does not show any park dedication; <br />therefore, the developer will be required to pay a park fee in lieu of <br />land dedication. <br /> <br />I <br /> <br />civil · municipal · planning · soils · land surveying <br /> <br /> <br />
