Temporary turnaround easement at North end of Traprock Street be pro- <br /> vided with a variance on the cul-de-sac allo~.Rng it to be 100 feet <br /> longer than allowed by the subdivision ordinance. <br />2.) That the information pertaining to street grades and drainage ease- <br /> ments be provided and approved by the City Engineer. <br />3.) That soils classification be provided ~%ith a variance being granted <br /> on the requirement for obtaining the water table for the south half <br /> o f plat. <br />4.) That the necessary changes be made in the resubdivision plan to comply <br /> with the ordinance. <br />5.) Variance be granted on deficient park size contingent on P & R Commission, <br /> City Council, and developer reaching an agreement. <br />Motion Carried 6-0. <br />%rem 2. David Soucy~ Setback Variance. <br />Mr. Soucy was present to explain his request for a variance to allow <br />hi~ to extend his proposed garage from 24' to 36' since with this <br />addition his garage will not meet the 40' setback requirement. Mr. Soucy <br />e×plained that at present there is a basement and slab which has been <br />approved by Mr. Berg. <br />Motion by Ron West seconded by A1 Sorteberg to recommend to the City <br />Council to grant a variance to David Soucy on the setback requirement <br />of 40' to 30' to allow him to add 12' to a proposed 24' garage located <br />Lot 7, Block I Greenland Hills addition, subject to Public Hearing. <br />Motion carried 6-0. <br /> <br />Item 3. Richard Klick~ Side yard variance. <br />Mr. Klick was present with a request fer a variance to allow him a 2 - 3 <br />foot sideyard setback so that he can add an attached double garage to his <br />house. <br /> <br />Ron West and A1Sorteberg e×plain to Mr. Klick that if he went to sell <br />his property, a buyer would hav~ an extremely difficult time in obtain- <br />ing financing with only a ~ or ~ foot sideyard. Ron West asked Mr. Klick <br />if he hsd considered buying additional footage from his neighbor. Art <br />Dunn explained that a~otber possibility would be to reduce the size of <br />the garage. Brad Bodle stated that he would consider a variance for 8 or <br />9 feet, but not 2 or 3'. Mr. Klick stated that he was only guessing at <br />the 2 or 3'. It was suggested that Mr. K!ick contact his mortgage holder <br />for the certificate of survey on the house so that he could determine <br />the exact footage. Mr. Klick stated that he would be %~lling to reduce <br />the garage by ~ feet, but that to reduce it more than that would cause <br />~t to look funny in relation to the house.'Mr. Klick did have a signed <br />statement from his neighbor indicating that he was aware that ~r. K~ick <br />would be encroaching on his property. <br /> <br />Motion by A1 Sorteberg, seconded by Brad Bodle to recommend to the City <br />Couacil to grant a variance to Mr. Richar~ Klick, 5739 153rd Ave N.W. <br /> <br /> <br />
