DECLARATION OF PROTECTIVE COVENANTS <br /> <br /> SCANDINAVIAN INVESTMENTS, INC., being the fee owners of all of <br />the lots within the plat of TRAPROCK COMMONS, a duly platted sub- <br />division of land situated in the County of Anoka and State of <br />Minnesota, hereby imposes upon~and subjects all of the lots in said <br />plat to the following covenants and restrictions for the benefit of <br />said property and its present and future owners, and states that as <br />Declarant conveys each lot, the conveyance shall be~made subject <br />thereto. <br /> <br />A. RESIDENTIAL PROTECTIVE COVENANTS AND RESTRICTIONS. <br /> <br /> 1. LAND uSE AND'BUILDING TYPE. No lot shall be used except <br /> <br />for residential purposes. No building shall be erected, altered, <br />placed 'or permitted to remain~on any lot other than a single family <br />dwelling containing a tWo-car attached garage and a minimum of 1400 <br />square feet of living space on the main floor of such Pdwelling;-pro- <br />vided that an accessory building-containing ia minimUm of 320 square <br />feet is constructed simultaneously with such dwelling on'the same <br /> <br />lot. '' <br /> 2. BUILDING DESIGN. No building shall be erected, placed or <br /> <br />withdraw from the committee.or restore it to any of its powers and-. <br />duties. <br /> <br /> The committee's approval or disapproval as required in these <br />covenants shall be in writing. In the event the committee-fails to <br />approve or disapprove within 30 days after plans and specifications <br />have been submitted to it, or in any event, if no suit to enjoin the <br /> <br /> <br />
