Bodle left.) <br />~.+.em 5- Menkveld's Pinehil!s <br />Jack Menkveld was present with a sketch of a development North of HWY#10 <br />aud east of Puma Street calling for 100 to 115 lots plus a buf£er of <br />commercial lots along .~.R. tracks. He ex,~!ained that until sewer and <br />'.w~ter were !~ they would only build on 20 of these lots. <br /> <br />Ran West asked about the common area location~, and it was stated that this <br />area is soft with a high water table. Questioned type of soils. <br /> <br />Art. Dunn e×.pl~ined that the soils were mostly sand, and he believed a <br />project of this type required an enviromental impact study. <br /> <br />Art Dunn asked why it just wasn't olatted at ~½ acre lots because of the <br />diffuculty of oreventin~ building if the smaller lots were accepted. <br /> <br />Jack Menkve!d explained that now that utilities have come into Coon Rapids', <br />there are many examples of resubdivision problems. <br /> <br />Art Dunn:e×~lained that he feels this project would create oroblems, and <br />]_ots this small would not be able to handle private sewer for the !0 years <br />or more that it may be necessary. <br /> <br />Several commission members felt that this did not meet the requirements <br />for a olar~ned unit development, and should not have been presented as such. <br /> <br />Recomm. end~tion of'the Commission is that this be ~ acre lots with resub- <br />divsion plan researched further. <br /> <br />Jack M~nkveld asked if there was any oroblem ~:ith the commercial area <br />as proposed. He exvlained that lot 1 is being considered by Gilbert <br />Menkvel~t for an office and rock shop, and that lot 2 is being considered <br />by a log home business. <br /> <br />Commission agreed that they had no problems v~th the commercial area, but <br />~,/ould like to see the service road vrovided. <br /> <br />Art Dunn suyf'ested dup!e~es as additional buffers between commercial and <br />resident, iai. <br /> <br />J. ack Menkveld was advised to continue with a sketch plan and to consult <br />with ~ & R Commission. <br /> <br />Item 6. Haro]_d R. Hunt - Variance Request. <br />Mr. Hunt requested a variance to subdivide by metes and bounds a 10 acre <br />parcel off his ~O sere parcel. He has an interested buyer. <br /> <br />Motion by A1 Sorteberg.~' seconded by Art Dunn to recommend to the City <br />Council to grant a variance to Harold Hunt to allow him to subdivide by <br />metes an5 bound an 10 acre parcel oD the N.H. Qua?ter of the S.W. Quarter <br />of the S.W. Quarter of Sec. 5 from a 50 acre parcel known as parcel 6000. <br />Subject to payment of Park Fee. Notion carried 6-0. <br /> <br />Item 7. Rum 9iver Forest <br />Commission reviewed a plat from Andover and as it appears to be consistent <br />with P. amsey's zoning, did not see any problem. <br /> <br /> <br />
