Chairperson Nixt asked if he was in favor of increasing the number of units from ten to sixteen.

Mr. Bridwell stated he was not in favor of this.

Mr. McGee stated the reason they were interested in sixteen units was because he did not want to
put up a development of two to three townhouse units with driveways everywhere. He wanted to
put up a two-story unit with underground heated parking which would provide a lot of green
space. He wants to build a development that is more appealing to the area and can better
accommodate the parking. He stated he tried to keep it away from the residential area and it is
separated from the single family by the road and the wetland. These units are for empty nesters
and would have elevators that would be handicapped accessible. To be cost effective, they need
to have sixteen units.

Commissioner Reeve asked what the cost would be on these units.

Mr. McGee stated they would be between $250-$325,000.

Motion by Chairperson Nixt, seconded by Commissioner Kociscak, to close the public hearing.

Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Kociscak, Johnson, Reeve, and
Watson. Voting No: None. Absent: None.

The public hearing closed at 9:40 p.m.

Commission Business

Chairperson Nixt called the regular meeting of the Planning Commission back to order at 9:40
p.m.

Commissioner Johnson stated if the Commission was going to legitimately consider this, they
need to tie down the ordinance to require more amenities.

Chairperson Nixt stated he believed the units would be nice but he cannot recommend sixteen
units without any standards.

Mr. Trudgeon asked if the Commission wanted staff to bring back additional information on this
application.

Chairperson Nixt stated it was either have the applicant work with staff on this or have a denial
from the Commission.

Commissioner Johnson stated the third alternative would be to rewrite the Ordinance to
accommodate this request.

Mr. McGee asked what the time line would be for rewriting the Ordinance.

Planning Commission/August 29, 2002
