CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW OF W. PROPERTIES; <br />CASE OF W. PROPERTIES <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />W. Properties submitted a site plan for the development of a multi-tenant office and warehouse <br />facility on the property located at the comer of 143rd Avenue and Ebony Street. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated October 29, 2004 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />W. Properties is proposing to construct a 42, 240 square foot office/warehouse facility on a Lot 3, <br />Block 1, Gateway North Industrial Park No. 5. Welle Construction and Prism Electric will <br />occupy the facility. The subject property is approximately 3.64 acres in size and is zoned E-2 <br />Employment. <br /> <br />Lot coverage has been calculated at 26%, which is under the 45% maximum lot coverage <br />restriction. The site plan meets front yard, side yard, rear yard, and parking/manuvering setbacks <br />established in City Code. The site plan also complies with off-street parking requirements with <br />73 parking stalls being provided. The structure is required to provide two loading docks and four <br />are being proposed. <br /> <br />Exterior materials will consist of concrete panels and the structure will not exceed 28 feet in <br />height. The proposed exterior materials and structure height are in compliance with requirements <br />established in the E-2 District. <br /> <br />The o£Tfice/warehouse facility will gain one access from Ebony Street and one access from 147 <br />Avenue. <br /> <br />The landscaping plan wilt need to be revised to refleCt the comments outlined in the City Staff <br />review letter. <br /> <br />City Code requires all off-street parking, maneuvering areas, and outside storage areas to be <br />paved with bituminous or concrete and finished with concrete curbing. The site plan indicates a <br />portion of' the rear yard maneuvering area and potential outside storage area is proposing to be <br />surfaced wit[5 Class 5. The site plan and grading plan must be revised to comply with Ci~ Code <br />paving requirements. <br /> <br />11 <br /> <br /> <br />
